Well known for their work in the Near Southside, real estate developer Dodson Companies has stepped into new territory after recently acquiring a 10,000-square-foot warehouse building in the Foundry District.
The warehouse at 2531 Weisenberger St. offers immediate space for lease with more opening up in the next six months after renovations to optimize it for restaurants, retailers and offices. President of Development Ryan Dodson explains that the investment is especially suited to his team’s development style.
“The program is very similar to what we have been doing in Arlington and Near Southside with taking underutilized buildings and fixing them up,” Dodson says.
Although still renovating the historic ABC Flag Building on South Main, Dodson recently wrapped up work on other projects in the Near Southside. The gym, Fort Worth Strong opened in the second story space of “The Greenhouse” on Magnolia in early October with ground floor space still available. The beloved Bearded Lady reopened at Dodson property 300 South Main in July, making use of its primo patio space.
While the Foundry District was spearheaded by M2G Ventures, Dodson says he is excited about working in the area and describes its “momentum” as one of the things that originally attracted Dodson Companies to the district. When talking about the decision to acquire the warehouse Dodson says the building “kind of chose us.”
The expansion will allow Dodson to give its customers more options across different districts to fit their real-estate needs.
“We feel like there is a big synergy with our customers,” says Dodson.
Dodson says they plan to increase the street appeal of the warehouse and enthusiastically support tenants’ efforts to be innovative with design and art. The public art in the district has become one of its defining features and biggest draws.
“Generally speaking, we want to address the parking and pedestrian traffic and walkability of the area,” Dodson says.
Although a relative newcomer to the Foundry District, Dodson hints that this maybe the beginning of more investment in the area.
“We have a history of doing multiple projects in the same area,” says Dodson.
