Housing in the Near Southside continues to boom — even more so now, as construction is currently underway on what will be the largest multifamily project in the neighborhood.
That project is The Cooper, a five-story, high-density, multifamily building located at 1001 West Rosedale St. Upon its completion, expected in August 2020, this $65 million project will add a 390-unit contemporary, urban, residential community that will be the largest of its kind in the Near Southside.
This is also the largest project to-date for Dallas-based firm Lang Partners. Other notable Fort Worth projects by Lang Partners include The Lancaster and boutique White Buffalo — both located on Bledsoe Street in Crockett Row — and The Monarch, which opened late 2018 at Seventh Avenue and Rosedale Street.
While Lang Partners is a Dallas-based firm, all three owners have a close Fort Worth connection. Matt Johnson, who is originally from Tyler, has been a Fort Worth resident for the past 20 years, and brothers Kyle and Dirik Oudt are Fort Worth natives, who both graduated from TCU before moving to Dallas.
The Cooper will offer a mix of one-, two- and three-bedroom apartments, lofts and townhomes. Floor plans will range from 600 to 1,810 square feet, with prices ranging from $1,200 to $4,000 per month.
With a design described as “hotel-inspired,” The Cooper will have expansive glass windows, 10-to-12-foot high ceilings, custom-designed walk-in closets, natural stone finishes and private terraces. Quartz countertops, platinum silver appliances, gooseneck faucets and prep islands will outfit the kitchens.
Amenities at The Cooper will include a resort-style zero-edge pool with lounging shelf, sundeck and private cabanas; outdoor grilling and lounge stations with fire pits; property-wide Wi-Fi; and a yoga studio and state-of-the-art fitness center with strength training equipment.
Other perks will be a gourmet coffee bar, a leash-free pet park with “paw spa” and co-working spaces with multiple meeting/conference rooms. Community conveniences will include package lockers with cold storage, dry cleaning services and a controlled-access, six-level garage with 547 parking spaces.
“The property started out as single-family homes and small businesses, so land assemblage was complicated and re-zoning was required, which took years to complete,” said Dirik Oudt, co-founder and director of development at Lang Partners. “As a Fort Worth-native, it is so exciting to see this project — which is the largest and finest in our company history — finally come to fruition.”
